Why this Role, why now
The German data center market is at a tipping point. Grid capacity is scarce, permitting is complex, and the window to secure the right sites is closing fast. We are actively expanding into Germany and need someone on the ground who knows how to navigate landowners, municipalities, and local authorities to turn pipeline into signed deals.
This is a new role in a new market for us. You will build our German acquisitions pipeline from scratch: sourcing sites, running due diligence, leading negotiations, and closing purchase or lease agreements. You work directly with the founders and have full ownership of the German market.

What you will do
Identify and evaluate potential data center sites across Germany through landowners, municipalities, brokers, grid operators, and your own network.
Lead negotiations with landowners and vendors — from first contact through to signed purchase or lease agreement.
Navigate the German permitting landscape: zoning plans, building permits, grid connection applications, and stakeholder alignment with local authorities.
Manage multiple deal tracks in parallel and keep the internal pipeline clear and current.
Assess sites against our technical and commercial criteria: grid availability, zoning, access, and financial feasibility.
Spot opportunities where heavy grid connections are being released — energy, industrial, or infrastructure sites being repurposed.
Help shape our German market entry strategy: target regions, deal structures, and partnership approach.

Who we are looking for
You have closed deals in Germany that did not close themselves.
Background matters less than evidence that you can independently negotiate complex transactions, navigate German regulatory processes, and operate comfortably without a predefined playbook. That could be energy infrastructure, real estate development, industrial assets, or renewables.
Demonstrable experience closing complex transactions in Germany — land purchases, lease agreements, or comparable.
You understand how German landowners, municipalities, and grid operators work, or you get up to speed fast.
You can read a financial model and identify where a deal is vulnerable.
You are comfortable with long lead times, regulatory complexity, and no guaranteed outcome — and that does not unsettle or rush you.
Fluent in German is essential. English proficiency required.
Willingness to travel regularly to our Düsseldorf office and to our headquarters in Amsterdam.

About House of Data
About House of Data
Every AI workload and every connected system needs somewhere to run. That somewhere is a datacenter - and right now, Europe does not have enough of them. The bottleneck is not capital. It is not construction. It is finding the right sites. That is what House of Data is built around.
We develop and operate datacenters on locations others overlook. We are less than a year old, and already running multiple live acquisition tracks, and now building the team to scale it. Our edge is speed, independence, and the ability to structure complex deals before the large players see them coming.
